The following are a few examples showing locations of New Build Work Orders. 3D renderings were provided prior to the build where applicable. (Also categorized as a new build are renovations exceeding 70% of existing structure.)

Client#1891 (referred by client #1766) Provide 3D renderings of the exterior cottage simulation according to blueprints. Stage I:

Work Order 5690:  Cottage: Lake Manitouwabing, McKellar (Parry Sound).  Clear portions of land for foundation and build road.  Excavate for septic and foundation.  Build concrete block foundation.  Frame a 2 level, 3 bedroom cottage, including roofing and siding to a completed state.  Supply windows and install.  Build a 40 foot deck from the main level of the cottage to the water edge.  Under this deck, install ten feet of corrugated steel panels along the length of the deck, creating a drip-free overhead roof for the walk-out basement below.

Work Order 5527:  Cottage: Stoney Lake, water access only lot.  Clear portions of land and excavate for septic and foundation. Build concrete block foundation for a 3 level, 4 bedroom cottage to finished state as per blueprints. Supply and install windows and doors. Supply and install kitchen. Work Order 5543:  Cottage: MacTier, Lake Joseph.  Remove 80% of existing cottage. Excavate for foundation and replace existing septic. Build concrete block foundation adding 1,200 sq. ft. to existing. Supply and install windows and doors. Replace plumbing, heating, insulate and build rooms as per blueprints to finished state. Supply and install kitchen. Build enclosed screened porch. Build deck and dock.

Work Order 5492:  Cottage: Apsley, Shandos Lake.  Clear portions of land and build road. Excavate for foundation and septic to build a raised ranch, 3 bedroom bungalow. Build as per blueprints to finished state. Supply and install kitchen. Supply and install windows and doors including 3 round stained glass windows and 3 transoms above bedroom doors. Build as per blueprints to finished state. Build double car garage. Build deck and enclosed screened in porch. (Note: Although the cottage was built in 2005, our focus towards retaining as much of nature as possible around the new build, results in the visual conclusion it was built years ago.)

Work Order 5465:  Cottage: Young's Point  Remove all but 20% of existing cottage. Excavate and build foundation adding 900 sq.ft. to main floor area. Build loft for master bedroom, and two bedrooms with open cathedral beamed ceiling open to below. Supply and install kitchen. Supply and install windows including 4 stained glass French doors. Supply and install main entry stained glass transom and side lights. Build as per blueprints to finished state. Build deck and fencing. Supply and install round stained glass feature in front fencing.

Work Order 5688:  Residence.  Provide 3D renderings for renovation.

Renovate as per chosen “cherry finish” rendering. Remove existing kitchen and walls as per rendering. Remove existing flooring. Scrape stucco ceiling and install crown molding. Supply and install windows as per rendering. Re-wire as required and position plumbing as required. Supply and install transom in living room. Install crown molding throughout main floor. Supply and install new kitchen cabinets (6 stained glass panels in kitchen cabinets). Supply and install stained glass sealed unit in new front door. Work Order 5685:  Walk-out basement.  Excavate the land in order to extend the existing basement by 25 feet and create an elevation to accommodate a walk-out basement. Cut out existing concrete wall and remove existing rooms including bathroom and kitchen. Build concrete block foundation extension. Pour new basement floor and tie into existing concrete floor. Install new plumbing, wiring, and heating vents. Install pot lights throughout. Insulate, add vapour barrier, and add sound proofing to ceiling and drywall as required. Build rooms as discussed. Supply and install windows and doors. Build full bath with a double walk in tiled shower stall. Build bathroom vanity as discussed. Supply and install new kitchen cabinets as discussed and vent stove to exterior. Build bedrooms, closet spaces and wall to wall storage space as discussed. Install fireplace and build mantle and hearth. Install crown molding throughout. Install ¾” tongue and groove maple flooring on a sub floor, sand and varnish. Install trim and baseboards. Mud, tape, prime and paint to finished state.

On second floor (above new basement): Build sun room, enlarge master bedroom. Build exterior porch with a roofed screened-in area and stairs to ground level. Remove existing exterior wall. Build new exterior walls to match existing exterior. Supply and install windows and doors. Build roof to tie into main roof. Repair leaky, cracked chimney and re-line. Remove old shingles from original roof. Shingle new addition and existing roof. Install new plumbing, wiring and heating vents where required. Insulate and add vapour barrier. Install pot lights throughout. Drywall as required for new areas and patch existing walls and ceilings to new area. Install crown molding to new area. Install ¾” tongue and groove maple flooring, sand and varnish. Build a full bath with a double walk-in tiled shower stall. Build bathroom vanity. Install tile flooring in bathroom. Install trim and baseboards. Mud, tape, prime and paint to finished state.

Work Order 5678:  Demolition/Renovation.  Remove existing ceiling, walls, flooring, bathroom plumbing. Build a self-contained granny suite in walk out basement. Convert open space to a 2 bedroom apartment, having a living room, kitchen, full bath, laundry area and work room area. Enclose and sound proof access staircase to main floor. Build heating ducts and boxes off main junctions for each room. Position ceiling pot lights throughout. Install strapping to float ceiling and position sound proofing insulation throughout apartment. Install 5/8” fire code ceiling drywall throughout. Move sewer plumbing from existing bathroom in order to increase bathroom size and build vanity; adapt plumbing as required for bathroom and laundry room. Vent dryer to exterior. Build shelving units, with a 6’ counter and counter top in work room.  

Re-wire throughout. Build, insulate and vapour barrier perimeter walls. Section and build interior room walls. Install pot lights and lighting fixtures. Build 4 closets, 9 doorframes and cut and hang 12 doors to fit. Build double armoires in master bedroom. Fit plumbing for kitchen including the fridge. Assemble and install kitchen cabinets, install stove-vent to outside. Install, kitchen counters, sinks, dishwasher and plumbing fixtures. Add a facing onto the kitchen island box for a finished look. Modernize existing fireplace with mantel and moulding half-way. Install crown moulding throughout apartment. Tape, mud, prime and paint walls and ceilings throughout. Lay 3/4” maple tongue and groove hardwood on insulated sub floor throughout apartment. Install baseboards. Elevate sill of existing back door entry and re-fit exterior door. Under the main floor deck, install and attach twelve feet of corrugated steel panels along the length of the deck, creating a drip-free overhead roof for the walk-out basement entrance area.

In virgin basement, build a self-contained suite having a kitchen, living area, bedroom and bathroom. Remove basement stairs and the walls on both sides. Replace with open concept stairs and include a landing mid way and curve slightly at bottom steps. Add railings. Build heating vents. Wire and install plumbing as required. Insulate walls. Add sound proofing insulation in ceiling and drywall 5/8” fire code. Build custom kitchen cupboards, counters and install sinks, fixtures and venting for stove. Build bathroom having a standard tiled shower and a built in vanity sink. Build a total of four closets with doors as specified and in spare room build wall to wall storage cupboard shelving space. Build an entertainment unit in living room. Add pot lights throughout. Install crown molding throughout including around all the overhead boxes. Install engineered tongue and groove flooring throughout. Install baseboards and trim doors as required. Mud, prime and paint to finished state.

Main Floor: Renovate by removing walls resulting in a “Great Room”. Build a temporary transitional wall to carry the load while the bearing walls are removed. Supply and install Structural Engineered steel beam specifically designed to carry the load for the Great Room. Reposition electrical wiring as required. Relocate heating vents and return air as required. Remove stipple and restore surface with drywall compound in family room. Remove bulk head over kitchen cabinets. Continue existing crown molding from kitchen to family room. Mud, tape, prime and paint walls and ceilings to finished state. Restore flooring where required.

Work Order 5644:  Build a private access to basement apartment from garage. Excavate east corner of garage. Section off and contain with walls on both sides. Overhead, add skylight in ceiling of garage and lighting fixture. Install two way electrical switches. Remove brick from side exterior of garage and cut doorway, build doorway and hang exterior door. Re-brick and fit seamless as required. Cut entry doorway from the concrete basement foundation. Build staircase with a landing mid way. Build walls, repair ceiling, and install baseboards as required. Install stair treads. Tape and mud, prime and paint to finished state.

Work Order 5546:  Cottage (addition): Big Chute.  Off the main house build a cedar interior, hexagon, hot-tub addition having a bar, seating, and storage off of main house and match the exterior finish of house. Work Order 5532:  Century Home renovation.  Excavate perimeter and repair/add weeping tile. Replace deteriorating concrete blocks in basement as required. Remove concrete basement floor and add stone/insulation and re-pour. Relocate and build new staircase from basement to main floor. Replace furnace and build duct work as required. Replace/relocate plumbing as required. Change kitchen access by relocating from new main area. Repair walls/ceilings as required. Remove garage roof and build a full bath and an additional room above the double car garage. Build new roof to tie into main house roof. Insulate and shingle to match existing roof. Add windows and finish exterior to match existing exterior. Build an access staircase from main floor hallway up into the new addition. Install plumbing and wiring and lighting as required. Work Order 5665:  Provide 3D renderings for a storage shed.

Pour a cement pad to accommodate and build a utility shed 9 x 10 x 25’ high. Add shelving units and supply and install stained glass round window where the roof peak meets. Supply and install window and triple light door. Install standard screen door in nonstandard side entrance of house.

Work Order 5648:  Combine living and dining room into one room by removing wall. Scrape stucco ceiling. Mud and repair walls/ceiling as required. Supply and install custom stained glass transom in hallway leading into living room. Install crown molding throughout new room and hallway. Remove dining/living room carpeting. Remove baseboards. Install sub-floor and install ¾” maple tongue and groove flooring. Install new baseboards. Remove drywall around bay window and find leak and repair. Replace with new drywall and casing as required. Prime and paint new area to a finished state.

Work Order 5637:  In residential garage cut existing garage trusses and replace with old style rafters that can support the weight of a hoisted vehicle to accommodate working under it while it is hoisted. Install vents at peak of roof and a skylight on the south side of garage roof.

Work Order 5642:  To enclose a residential office space, renovate 2 doorways and install door jams, casings, fit and install 3 French doors in openings. Hang doors and install hardware. Repair moldings and baseboards. Repair drywall where necessary.

Work Order 5618:  Build wall to wall storage cupboards in spare room. Remove vanity counter space in master bedroom and replace with custom wall to wall cupboards with shelves for storage space. Build a porch and staircase off the side entrance, a constrained area without disturbing present landscaping, keeping clear of basement window and allowing clearance of opening and closing side garage door.

Work Order 5583:  Build an elevated storage space in the garage with an access staircase that does not impede with the continued parking of two vehicles. Remove and replace kitchen counter top veneer, remove old sinks and replace with new, re-attach plumbing fixtures. Tie into plumbing from basement to accommodate a third sink in the west counter, cut out cavity in counter top and install small sink and fixtures. Patch wall at source of plumbing.
