Demolition/Renovation: Downtown Toronto, Residence Main Floor
Contract: (Work Order 5696):
Install new steel lintels to support existing brickwork. Remove old windows and supply and install new windows as discussed. Remove and install new full glass, back door. Prepare exterior wall for R 13 insulation, strap ceiling, prepare for drywall, relocate plumbing to suit new kitchen sink. Insulate exterior wall and install vapor barrier. Install new ½" drywall, ceiling 5/8" fire code throughout main floor. Patch to existing, mud, tape and prime new areas. Repair staircase and remove existing railing and install new railing. Install new cupboard doors under stairs. Trim all windows and existing doors including baseboards in keeping with the architecture of the time period. Install crown molding throughout main floor as per pictured samples shown and agreed upon. Build railing enclosure to accommodate built-in work station offset from kitchen area. Remove existing flooring and install 5/8" spruce plywood as sub floor in preparation of oak tongue and groove flooring.

Contract: (Work Order 5697):
Remove all existing drywall, framing, wiring, plumbing (including bathroom), windows, including removal of concrete floor and removal of additional earth to accommodate an increase of 2" of gravel and Styrofoam. Pour a new concrete floor. Build frames for 3 new windows, supply and install 3 new awning windows in existing openings. Rough-in plumbing for 3 piece bathroom. Build standard shower stall (tiled), install bathroom fixtures and install vanity. Frame basement, insulate, add vapour barrier. Install new ½" drywall, and build boxes as required and install drywall ceiling 5/8" fire code throughout basement. Mud, tape and prime drywall. Install trim on doors, windows and baseboards. Build new staircase (unfinished oak treads, pine stringers and risers) to main level having a landing to accommodate tongue and groove oak in keeping with main floor.
